WHO IS J2?

WHAT TO EXPECT
Building Envelope Investigations
We perform visual and invasive investigations of the building enclosure and provide photo documentation of existing conditions with the help of thermal imaging, window testing, moisture readings, and other analysis. Learn more about the importance of envelope studies.
Writing a Scope of Repair
Our engineers, architects, and designers will assemble a clear and complete scope of repair for the project so you know exactly what needs to be done. A complete set of plans and specifications is important for the contractor bid process, contract assembly, and permit application.
Project Documents and Specifications
We provide detailed project documents such as inspection reports, scope of work, bid forms, payment procedures, meeting minutes, building details, and progress reports so you can find everything in one place. These will later become part of the closeout documents.
Design
J2 has licensed professionals in multiple states. Our full-service design staff provide plans, drawings, and details for building enclosure repairs and remodels. These documents will be used to obtain city and municipality permits for building code compliance. We will also put together realistic renderings of the design options for your building to help your ownership groups choose a final look.
Bid Reviews
J2 provides an independent opinion and detailed comparison to help you consider contractor bids to ensure good value, work experience, and other important factors to protect your buildings and residents. We will also lead contractor interviews and additional client communication meetings as necessary to assist you in selecting the best contractor for the job.
Construction Meetings
Answer Questions
During the repair process, the contractor needs guidance on discovered conditions and the best way to install components. J2 provides construction leadership and will answer requests for information (RFIs), review submittals and mockups, and document the changes for a final record.
Field Reviews
Likely the most valued service that J2 provides is on-site field reviews during construction. We perform weekly site walkthroughs to document construction progress, ensure quality workmanship, and ensure compliance with the design intent.

Closeout Documents
At the end of a project, J2 assembles all contract documents, construction-related documents, warranty information, punch lists, lien releases, and a final summary letter.
