The design process generates a lot of documents both new and old. J2 can manage and keep track of the finalized set of documents to be used for bidding, permitting, and construction.
Construction Drawings and Details
Construction documentation and specifications are often referred to as Construction Docs. These drawings and specifications allow for the construction and permitting of the project. Once the drawings and specifications are finalized the Construction Docs are sent out for bidding. Depending on the projects, the con doc’s could be reviewed by the local authorities for permit approval, at this time.
Bidding and Negotiation
The contract method was established in the programming phase. The Bidding and Negotiation process establishes working procedures, lines of communication, assures liability, safety and sets the tone for the commencement of construction.
– Bid forms
– Bid questions and answers (addendum)
– Bid analysis
– Contractor selection
– Owner-contractor agreements.
J2’s Architectural and Engineering team observes and documents the construction process assuring quality, intent and conformity to construction documents. We reduce risk and construction costs by observation, direction and problem solving throughout construction.
Scope of Repair Documents (Existing Building)
Often a set of documents is needed to make necessary repairs on a portion of the building. This type of work includes “targeted ” repairs, such as window, roof or deck replacement remediation. J2 provides necessary documents for bidding and construction.
