Schematic Design (SD)
The goals of schematic design are to finalize adjacencies and understand the volumetric nature of the building(s). Primary materials and systems are established. Zoning of areas are refined and locked in. Schematic design is brought to agencies (zoning, planning, fire, etc) for preliminary review and approval of the general concept. Schematic Design allows for a rough cost estimate of the project.
Conceptual Rendering & Building Modeling
Rendering is creating 3D images used as a design tool. Building modeling is a digital creation of the building often used for comparing different Architectural concepts, energy calculations, day lighting and other digital analysis of a building.
Design Development (DD)
Design development creates a set of documents that physically define the goals of quality, scope and design established in programming. Design development introduces mechanical, electrical and other equipment and specialty services into the spaces (Acoustic, Fire, Technology, Security, etc). Windows, doors, interior materials and color schemes are developed. Specifications are started and outlined. DD documents allow for a higher level of refinement in construction cost estimating.
