Some clients prefer to contract with one entity to manage their entire project. In these instances, J2 acts as the construction manager and is responsible for the overall planning, coordination, and control of a project from beginning to completion. This includes taking on the role as the general contractor and performing the repairs on a Design-Build basis. J2 has strong relationships with contractors in all fields of construction, and can contract directly as needed. This approach saves significant time and money, all while utilizing high quality contractors and materials.
With the Design-Build method J2 prepares preliminary specifications that are submitted to multiple subcontractors of each related trade for bids. J2 can also negotiate with desirable subcontractors to ensure the highest quality of workmanship. Once subcontractors are selected they work collaboratively with J2 through the design process.
Owners are not commonly involved with difficulties and disagreements between the team members that complicate a typical Design-Bid-Build method. The Design-Build method generally offers a compressed time schedule with facilities being turned over to the Owner sooner than if those projects had been designed, bid and then built.
